The best deals can usually be found on vacant (move-in ready) buildings located in mature parts of the city near bus routes, green belt (walking and bike paths), and major arterials in and out of the city.

Success Stories

We recently assisted a client purchase a 16,500 square foot (bank owned) property (built in 2006) with just over 14,000 square feet of vacant space. Because the building was 85% vacant, we were able to negotiate an unbelievable purchase price of $60 per square foot. We then brought in our tenant that had signed a lease to occupy 8300 square feet of this building contingent on close of escrow.
