Like us, you have probably noticed the plethora of commercial real estate "For Lease" signs on almost every commercial zoned street in the country while LoopNet and Craigslist have thousands of ads posted every day offering commercial space for lease. To compete in the Commercial leasing business you must be persistent, optimistic, and creative. Our advantage is once again in our size. We are a small brokerage with a handful of properties for lease at any one time. This allows us to focus on getting those properties leased. We don't wait for market trends to determine lease rates or terms because we are actively speaking to prospective tenants and making subtle changes to our ads, terms, pricing, photos, etc., until we find the perfect combination that attracts tenants to us.

In 2008, NET leases were all the rage and now we find that prospective tenants have more attractive Gross or Modified Gross leases to choose from. If we can offer the more attractive lease and terms we can get that vacant building occupied with good paying tenants which brings more growth to neighboring buildings. When we say "good paying tenants" we mean long term, quality tenants. It can be frustrating and detrimental to the building owner (not to mention the tenant) to recommend or approve a tenant/business for a space that has little or no chance to be successful.
